More than 40 years ago, Master Carpenter Adelbert (Chip) Marous, Jr. founded Marous Brothers Construction with his brother Scott, building the company on craftsmanship, discipline, and long-term vision.
That vision quickly expanded beyond construction. With the launch of Marous Development Group, the company began restoring historic buildings in Downtown Willoughby—playing a key role in revitalizing one of Ohio’s most treasured communities. Since then, Marous has grown across the state, focusing on mixed-use and multifamily development.
Today, Marous continues to shape Northern Ohio through thoughtful development, quality execution, and a deep-rooted commitment to the communities it serves.

By activating underutilized waterfront land, the Battery District will bring over $300M in investment and will introduce more than 30 new businesses, 54,000+ SF of restaurant and retail space, a 130-room boutique hotel, and a $48M marina investment. Together, these elements will create jobs, attract visitors, and support long-term economic growth while strengthening Sandusky’s position as a regional destination.
The development introduces new residential opportunities along the Sandusky waterfront, including 66 luxury condominiums and 193 apartments.
Modern apartments and housing options will allow more people to live near downtown, the lakefront, and the region’s cultural and recreational attractions.
The vision behind the Battery District is to expand that energy beyond the summer season and create a place that remains active throughout the year.
